Appellants, Michael and Michelle Sellers (collectively "Sellers"), purchased 12 acres of real property located next to a 4-acre parcel of land owned by Appellees, Phyllis Claudson, William Pond, Pamela Pond, and Peggy Lou Pond Paul (collectively "Ponds"). During the purchase of the property, the Sellers learned a portion of the 12 acres (Subject Property) was located on the Ponds' side of a boundary fence. The Ponds filed a complaint to quiet title to the Subject Property based on adverse possession.

Outcome: "On cross-motions for summary judgment, the district court found the Ponds adversely possessed the Subject Property. The Sellers appealed, and we affirm."
