Description: Philadelphia, Pennsylvania civil rights lawyers represented the Plaintiff who sued the Defendants on Fair Housing Act violation theories.

"The Fair Housing Act (FHA) is a federal law in the United States that prohibits discrimination in the sale, rental, and financing of housing based on race, color, religion, sex (including gender identity and sexual orientation), national origin, disability, and familial status. It was enacted in 1968 and has been amended several times since then. The FHA is administered by the U.S. Department of Housing and Urban Development (HUD).

Key Provisions of the Fair Housing Act

The FHA has several key provisions that protect individuals from housing discrimination, including:

Prohibition of discrimination in the sale, rental, and financing of housing: This means that it is illegal to refuse to rent or sell housing to someone, or to charge them a higher price or provide them with different terms and conditions, because of their protected characteristics.

Prohibition of discrimination in advertising: This means that it is illegal to advertise housing in a way that suggests that it is not available to people of all protected characteristics.

Prohibition of discrimination in the provision of housing-related services: This means that it is illegal to discriminate against someone in the provision of housing-related services, such as repairs, maintenance, and utilities.

Prohibition of discrimination in zoning and land use: This means that it is illegal to use zoning laws or land use practices to discriminate against people in the availability of housing.

Enforcement of the Fair Housing Act

The FHA is enforced by HUD. HUD investigates complaints of housing discrimination and can take a variety of enforcement actions, including issuing fines, ordering landlords or sellers to take corrective action, and filing lawsuits in federal court."
